Eastern Region - professional and architectural development

Al-Bina magazine has been following closely the developments of local architecture, especially in the eastern region, which has more than one number allocated annually to review new studies and projects. In this issue, we review a number of new Eastern Region projects, which are projects designed by local offices. These new designs carry a lot of developments in terms of the architectural and technical side and show the extent of the architectural design of these offices and the distinctiveness of these projects in terms of solutions and evaluation of project requirements to achieve practical and away from them. And provide architectural solutions that meet the requirements in space and not exceed them. These projects diversified their activities to reflect the current trend in light of new economic data. These projects demonstrate the ability of offices to adapt to new economic conditions. On the other hand, there is a clear trend for building office towers and commercial centers, which is in no way evidence of the durability of economic conditions in the region. Building office buildings indicates expansion in the business sector and building commercial centers indicates a high purchasing power of the population. Rationality is therefore a feature that distinguishes local architecture in the eastern region, not only at the level of form and area, but also when using materials, building techniques and local employment, which is a sustainable and environmental feature that many may overlook. However, these positives cannot hide the intensive use of glass facades and the impact of this on energy consumption in some of these projects, and we understand this well due to the scarcity of local research in order to reconsider the design of office buildings (as well as in all types of buildings) to be architecturally able to reduce Energy consumption and achieving the appropriate design standards in our region. The article reviews the following projects: Al-Ahsa Commercial Center project and a commercial plaza project designed by the office of Engineer Yasser Al-Rabiah. Al-Ahsa Commercial Center is one of the major commercial projects in Al-Mubarraz. The architectural design is characterized by simplicity and ease of use in the projector and in the interfaces that follow a system of frequent orthogonal divisions in both the shops on the ground floor and the facades of the building in the repeated roles to express the unity in the design linking the extended mass of the exhibition and the building. The design tries to take into account the economic and environmental aspects, as the glass openings, whether in stores or floors, came to the extent required by area, not more, and nothing less, to provide natural lighting most of the day, some blocks between them in order to shade each other. As for the commercial plaza project, the design tries to achieve one of the goals of the commercial building architecture in terms of being able to draw attention and attract the audience, where you can see the shops directly and see their luxurious decorations. The projection is simplified and the relationship between the corresponding and the assignments is clear. The article also reviews a worker housing project designed by the Impact Engineering Consulting Office and its design team consisting of: M. Hazem Habashi, M. Ahmed Al Shugairi, M. Wael Hakim, M. Amr animal. The project adopts and addresses a social phenomenon that may not have taken all its importance in our society to this day and it is the housing of expatriates, despite the high economic level in the region, but the cities have not been prepared to the extent that allows housing these groups, which constitute a good proportion of the city's society, and provide them with social and entertainment services. The architecture of the buildings is simplified, which attempts to reduce the weight of the population density in the project, and takes into account the environmental factors that provide natural lighting and ventilation for all the rooms through the shaded outer openings and internal courtyards. Detail Engineering Consultants - Decon is involved in an administrative shopping mall project. The distribution of shops inside the site is easy and simple, but the most important feature of the project is the beautiful architecture of its facades, which will have a major impact on attracting the public to this center. The Office also provides details of the Al-Khuzaim Mosque project, which is characterized by modern architecture with lines, engineering combinations and modern Islamic motifs. Among the participating projects is also a special residential villa project from the work of Al-Awami Engineering Consulting Office, one of the ancient offices concerned with designing private housing that meets the needs and requirements of its residents from all strata of society. The project is a luxury villa with spacious spaces and intimate interior design. Among the projects of the towers in the eastern region, the article reviews two important towers, one of which is Salem Belhamer Tower, which is a work of Salem Belhamer Contracting Company. In addition to its distinguished location, the tower, which contains 28 floors, provides excellent flexibility in spaces and the use of a number of smart systems. As for the other tower, it is a commercial tower and administrative units, it is designed by Maktoub Sorouh Al-Amara and it contains commercial spaces and services, 5 recurring roles, parking lots, service houses, and 27 recurring role offices. Sorouh Al-Amarah Engineering Consulting Office, in cooperation with Al-Shayeb Engineering Consulting Office, is also participating in the review of the Beach Plaza Commercial Center project, which is an open design project in which parking spaces are linked to shops and features a balcony on the first floor that was used to make outdoor sessions that provide an entertainment and lively atmosphere, especially in the evening. The article also reviews the Al-Tamimi Plaza project, a commercial project implemented by the construction company specialized in contracting. The project is characterized by a large main interface with a prominent presence overlooking the street and good relations between the movement of cars and visitors of the plaza.
